EPDM and specifically Ballasted EPDM made up the vast majority of roofing projects for almost 40 years. With the original technology, there were inherent long term performance issues. Seaming issues due to Neoprene splicing adhesive, bridging due to the deterioration of nailing strips at angle changes, and detail membrane that had very little resistance to Ultraviolet light caused disfavor with many designers and owners. Below are some of the enhanced products designed specifically to address these system issues.
These advances in technology that began in the mid to late 80's and continued through the early 90's, have proven to have successfully solved these issues. Ballasted EPDM is now a versatile, cost effective, and high performing roofing assembly.
Examples of available ballast in today's environment include:
- River washed stone
- Certain garden roofing assemblies
- Concrete pavers

International Building Code (IBC) 2018 has added governance to ballasted systems in Section 1504. See attached document for more information.
